Joe Folsom’s journey into real estate began long before he earned his license it started with a red wagon and a bundle of oranges in Central Florida. From a young age, Joe had a natural talent and passion for sales, which evolved into a dynamic career that has spanned industries and continents.

Joe began his professional journey in office furniture and equipment sales, later leveraging his analytical mindset to transition into the field of information technology. Rising through the ranks to become a Regional Sales Manager and ultimately a National Product Manager, he led and trained sales teams across more than 50 offices in three countries. His expertise in closing multimillion-dollar deals and supporting over 350 sales professionals honed the skills that now define his success in real estate.

In 2006, Joe made a pivotal decision to reduce travel and focus more on family life. He relocated to Chattanooga and partnered with a log home manufacturer, combining his sales acumen with a personal love for rustic design. To better serve his clients, he obtained his real estate license in multiple states and began pairing log home marketing with traditional real estate services. When the 2008 market downturn called for adaptability, Joe responded by collaborating with architects and builders to offer full-service Design/Build solutions.

Today, Joe continues to offer clients a unique blend of experience, insight, and personal attention. Through partnerships with architectural designers and custom builders, he delivers tailored new construction options alongside traditional buying and selling services. As a Broker/Realtor® licensed in Georgia and Tennessee, Joe helps clients at every stage whether it's purchasing a first home or building a forever home.

Joe and his team, Modern Rustic Living, specialize in the North Georgia Mountains and the Eastern Tennessee Valley, with featured properties in Ellijay, Blue Ridge, Jasper, Mineral Bluff, Blairsville, Talking Rock, and Morganton, GA, as well as Ducktown and Turtletown, TN.

Joe lives in Ellijay, Georgia with his wife Kathie and their loyal dog, Ruger. In their downtime, they enjoy gardening, canning, and preserving their harvest with their newest hobby freeze-drying. They also love traveling, boating, and fishing on Carters Lake.
